Note, these terms and conditions are for bookings made directly with us through this website, terms and conditions for Airbnb bookings may differ and can be viewed on their website.

1. The main condition is that good care is taken of the property and contents. Syke Barn should be left clean and tidy and as you would expect to find it.

2. Check in is between 4.00pm and 8.00pm and Syke Barn must be vacated by 10am on the day of departure. If you have provided a mobile ‘phone number we will text you if Syke Barn becomes available earlier on your arrival day. Please adhere strictly to these times in order that the house is ready for you and also for those who come after you.

3. A booking is not confirmed until payment has been received. Full payment at the time of booking is required, this is to be paid within five days of receiving our email confirming date availability (see our How to Book page). We do ask for a returnable breakage deposit, this will be communicated at the point of booking.

4. Cancellations. If you tell us you have to cancel seven days or more before your arrival date we will refund 50% of the amount paid. If we manage to re-let the property for the same dates after you have cancelled we will refund the remaining 50% of the amount paid or proportion thereof depending on the amount we receive for the re-let.

If you tell us fewer than seven days before your arrival date no refund is due. If we manage to re-let the property for the same dates after you have cancelled we will refund the amount you paid or proportion thereof depending on the amount we receive for the re-let.

All cancellations will follow this policy. To clarify, this includes when you cancel your booking for any reason outside of your reasonable control, including without limitation, inclement weather and illness. We strongly recommend you take out holiday insurance to compensate you in these circumstances.

5. Syke Barn is furnished to accommodate up to a maximum of four people, this must not be exceeded. The number of people stated on your booking must not be exceeded without prior arrangement. We do not accept dogs or other pets.

6. No events, parties etc. are to be held in Syke Barn or on the adjacent land.

7. Please take care when staying in our property. You are responsible and liable for any damage caused to the accommodation or its contents. All we ask is that you report any incidents as they occur. Whilst we do not normally charge for minor breakages we may make a charge where it is reasonable to do so. We also reserve the right to levy a cleaning charge to recoup additional costs over and above what we would reasonably expect to incur.

8. Towels and bed linen are provided and are included in the booking fee.

9. Smoking is not permitted and Health and Safety regulations do not permit the use of candles of any sort in Syke Barn.

10. There is a private parking space for one vehicle on a grassed area in the lane to the side of Syke Barn. If you wish to bring a second vehicle please let us know, this may be possible but only with prior arrangement. Parking is at your own risk, we will not accept responsibility for any damage, accidents or losses however caused.

11. Rural WiFi is provided at no charge but it is a condition of use that guests do not attempt to download material illegally or in any other way infringe the law. We cannot be held responsible for interruptions of the service or fluctuations to the speed as it is provided by an external provider.

12. Bicycles brought by guests must not be stored inside Syke Barn under any circumstances, we have provided a lockable bike store.

13. If guests have any problems with Syke Barn or any complaints or accidental damage to report, then please do not hesitate to contact us, our number will be provided in the information book in the property. Complaints which are not reported during your stay will not be dealt with after the completion of your holiday.

14. We are unable to accept any liability for any loss, damage, sickness or injury however sustained by any guest whilst staying in Syke Barn or on the adjacent land.

15. Whilst we make every effort to describe Syke Barn accurately in our documents, on our website and in any conversations or communications, we cannot accept any liability for misunderstandings about it that may arise.

16. Though it is improbable that we should ever consider it necessary, we have to reserve the right to enter the Barn or garden at any time, with prior notice.

17. If in our opinion guests are failing to take reasonable care of Syke Barn or its contents or are causing a nuisance, then they may be asked to leave immediately and any refunds will be entirely at our discretion.

18. In the unlikely event of Syke Barn being booked but becoming unavailable through no fault of ours (eg. fire, flood damage etc.), then we shall tell you immediately and all rents paid will, of course, be refunded in full. No further claim against us can be accepted.
